March 2025 Planning Report

New Applications
Since the February Planning Report, there have been thirty-three applications in Muswell Hill Fortis Green and Alexandra wards, and two objections have been lodged. This is lower than usual; the majority are for small, uncontested domestic projects.
- 29, Rosebery Road. Application to develop the rear ground floor of the property. It is not possible to assess the impact of the proposal as no drawings have been lodged showing the rear of the property should the development proceed. We have consequently submitted an objection.
- Ground Floor Flat 74, Palace Gates Road. This is a repeat of a previous application for front garden parking and vehicle cross-over. It was previously refused after the Association objected. We have objected again, reciting the Planning Officer’s reasons for the first refusal.
Existing Applications Updates
- Tennis Club, Southern Road. See the MHFGA May June 2024 Newsletter article for background. The proposal attracted over 250 comments, the majority objecting, and has been refused; however, the full Officer’s report has not been published. As an appeal is anticipated, we are pressing for the report to be uploaded onto the Haringey planning website.
- 13 Bedford Road. An application to demolish the existing building and erect a new mixed-use development up to five storeys high with commercial uses at ground level, 12 self-contained flats and a basement plant room. With over fifty comments filed and a target decision date in July last year, no decision has yet been posted.
- Cornerways, Ellington Road / Cranley Gardens. Despite the objections of residents and the MHFGA, on 20th January, a revised application to develop a site on the corner of Ellington Road and Cranley Gardens was granted consent. The site is part of the garden of the adjoining house facing Ellington Road. Previous applications were dismissed because of an unacceptable internal layout and failure to address the area’s character.
