Planning Report – November 2024
Since October, fifty-eight new applications have been filed, with no objections lodged. This compares with one hundred fifty-eight applications and three objections in June. Subject to what is reported below, most of the applications are for small uncontested domestic projects.
The following are updates on previous applications.
- Tennis Club, Southern Road. See the MHFGA News story for background. The proposal has now attracted over 250 comments, the majority objecting. There is still no decision nor indication of when one will be made.
- 13 Bedford Road. The application is to demolish the existing building and erect a new mixed-use development up to five storeys high with commercial uses at ground level, 12 self-contained flats and a basement plant room. The proposal is almost opposite the Alexandra Park entrance to the Alexandra Park railway station and is thus in a relatively prominent position. The scheme, however, does not address the challenges of the site, is unsympathetic to the surrounding architecture and far too big. There are currently over fifty comments filed, the majority objecting. Although the target date for a decision was 10th July, no decision has been posted at the time of writing.
- 18 Dukes Avenue. Application for works which are not contested other than that a mature privet hedge would be removed from the front boundary. The hedge forms part of a line of such hedges, and thus, the continuity would be broken to the detriment of the streetscape. Conditional consent was granted on 6th November following an officer’s report that stated that the proposal did not include the removal of the hedge. This is not the Association’s interpretation of the application and the development shall be monitored to ensure that the hedge remains.
- Cornerways, Ellington Road. Application to develop a site on the corner of Ellington Road and Cranley Gardens that was previously part of the garden of the original house. The previous two attempts, to which the Association objected, failed due to an unacceptable internal layout. The external design of this new third application is unchanged, and the internal layout has been changed to address the reasons for the previous refusal. It is not unlikely that consent will be granted but the Association will submit an objection in any event.
