PLANNING REPORT MARCH 2026

PLANNING REPORT MARCH 2026

Since our report in November, there have been 41 applications in the Wards that the Association is concerned with and one objection has been lodged. This is approximately the same number of applications reported in our last report, and continues the historically low level of planning activity seen over the last six months to a year, possibly reflecting general financial constraints and lack of confidence. The majority of the applications are for small and uncontested domestic projects.

Application Updates

13 Bedford Road
Still no posted decision on an application to demolish the existing building and the erection of a new mixed-use development up to five storeys high with commercial uses at ground level,12 self-contained flats and a basement plant room. With over fifty comments filed and a target decision date in July last year. As previously reported, we understand that consent was granted at the July 2025 Planning Committee meeting and we have been informed by Haringey that the decision will not be posted until the requisite legal agreements have been entered into.

New Matters

25 Coniston Road. An application for a dropped curb and front garden works to facilitate parking in the Muswell Hill Conservation Area. The Association objected to the proposal, and the application was subsequently refused on 17th March.
