May 2025 Planning Report

Since March, there have been sixty-five new planning applications in Muswell Hill, Fortis Green and Alexandra. This is about average, and again, the majority are for small, uncontested domestic projects. The Association lodged one objection to the following new application.

  • 265 Albert Road. Proposal to demolish a run-down garage and build a three-storey, three-bedroom house on a site opposite Rhodes Avenue School grounds. While the creation of new housing will always be supported, the proposed design fails to achieve the design standards set by Haringey, and we have objected.

Application updates

  • Tennis Club, Southern Road. The proposed redevelopment was refused consent because one tennis court would be lost. It is expected that the Applicant will appeal.
  • 13 Bedford Road. Application to demolish the existing building and the erection of a new mixed-use development up to five storeys high with commercial uses at ground level, 12 self-contained flats and a basement plant room. With over fifty comments filed and a target decision date in July last year, no decision has yet been posted.
  • 29, Rosebery Road. Consent was granted earlier this month for the application to develop the rear ground floor of the property.
  • Ground Floor Flat 74, Palace Gates Road. On 7th April, the repeat application for front garden parking and a vehicle crossover has been refused following the Association’s renewed objection. The Association reasserted the Planning Officers’ reasons for the first refusal.
