Planning Report May 2026

Since our last report in March, there have been 74 applications in the Wards that the Association is concerned with and no objections lodged. Although this is almost double the volume last reported it is still an historically low number presumably reflecting financial and geopolitical confidence, or rather lack of it. The majority of the applications remain for small uncontested domestic projects. The following is an update on applications referred to in previous reports.

Application Updates

13 Bedford Road
The saga continues. Although an undated officers report recommending the grant of of conditional consent was up loaded onto the planning website in July last year there is still no posted decision on an application to demolish the existing building and the erection of a new mixed-use development up to five storeys high with commercial uses at ground level,12 self-contained flats and a basement plant room. As previously reported, we understand that consent was granted at the July 2025 Planning Committee meeting and we have been informed by Haringey that the decision will not be posted until the requisite section 106 legal agreement has been entered into.

25 Coniston Road
An application for a dropped curb and front garden works to facilitate parking in the Muswell Hill Conservation Area that we objected to was refused and has now gone to appeal. If the appeal is allowed it will follow a recent trend and underline a perceived tension between Haringey and the Planning Inspectorate.
